Homes shaped by the land and the life around them

A neighborhood is more than just its buildings; it’s about how those buildings affect the people who live in them. We designed Terra Futura to prioritize connection and ease, balancing private homes with shared spaces that encourage neighbors to actually know each other.

Today, Terra Futura is already home to families who are experiencing this design firsthand. As we prepare for our next cluster of homes at Maple Crescent in 2027, we’re learning from the people already living here to ensure the neighborhood continues to evolve in the right direction.

Full site with barn, greenhouse, garden rows, loop lane, and clustered homes

Building Terra Futura began with a map of what was already here: the mature trees, the farmhouse, the driveway loop, and the barn. We let these features dictate the placement of everything else. Instead of a standard grid, our homes and walkways follow the natural contours of the property, preserving the land’s character while creating a functional neighborhood.

We also focused heavily on the site’s water cycle. By using rain gardens to manage runoff and reclaiming roof water from the hill houses for the central garden, we’ve reduced the neighborhood’s reliance on external systems. The landscaping follows a similar logic, using native plants to support local ecology while maintaining conventional, easy-to-live-with landscaping directly around each home.

Make room for life outdoors

Compact clusters, generous paths

There is a reason our clusters are limited to eight homes each. Research suggests that humans naturally form strong bonds with around six to twelve households, and we’ve designed Firefly Bluff and Maple Crescent to fit within that window. This small scale makes it easier to maintain relationships and resolve differences directly.

To protect this sense of connection, we’ve moved the parking away from our shared gathering spaces. Three-bedroom homes come with two assigned spaces and two-bedroom homes have one, with additional parking available for guests. By pushing cars to the edges, we’ve created a neighborhood where the routes between homes are safe, walkable, and focused on the people living here rather than the vehicles they drive.

Attention to the homes themselves

How the townhomes are built

We’ve designed our homes to be durable, efficient, and comfortable. The exteriors feature a traditional Craftsman farmhouse style, and the interiors carry that same Craftsman-style trim throughout. For the roofs, we chose 5V-crimp galvalume metal, specially ordered to last and protect.

Inside, we’ve prioritized healthy materials and efficiency. The main level features cork floors while the upstairs bedrooms have wool carpet. We’ve also used low-VOC finishes and ENERGY STAR appliances to ensure a healthier living environment. For climate control, we installed high-efficiency heat pump systems and mini-splits, so you can heat or cool only the rooms you’re actually using.

The quiet of each home is also a priority. The shared walls use separate structures with an air gap, Rockwool Safe’n’Sound insulation, resilient channels, and Type X drywall to significantly reduce sound transfer between neighbors. We encourage you to make some noise and hear the difference for yourself when you visit. Our homes are also Green Built certified through the Green Built Alliance: 54 and 62 Huffman Road are Gold-certified, and the Firefly Bluff homes are Silver-certified.

A neighborhood growing in phases

Where the work stands

Terra Futura is developing in phases, and we’re proud that families are already living here and using the shared spaces while we continue to grow. The neighborhood is taking shape in real time, from the established homes to the emerging landscape.

Our next phase, Maple Crescent, will bring more two- and three-bedroom townhomes to the community in 2027. You can see the full site plan and check current availability on the homes page.
