Becoming part of Terra Futura, our regenerative neighborhood and intentional community in West Asheville, is a welcoming process. Start by exploring our website, particularly the Community page, Amenities, and our values: Resilience, Interdependence, Bravery, and Optimism. Reflect on whether our shared commitments resonate with you. Next, schedule a discovery call with us. We'll answer your questions, walk you through available homes, and help you choose the right fit. You’re also welcome to visit and walk the land. We host informal community tours and events like bi-monthly bonfires and potlucks where future residents begin building connections long before move-in. Our two-bedroom homes start around $345,000 at pre-sale pricing, with variations depending on the floor plan and location on the property. Prices will adjust once they are listed on the MLS. Early buyers who fund construction or pay in cash at pre-sale receive a considerable discount compared to the final list price. You can reserve a home with just 5% down, applied toward your final down payment at closing. This deposit is held in escrow and ensures your chosen home is yours. By reserving early, you’ll also have the chance to start participating in our online community circles and on-site gatherings while your home is under construction. We work closely with a preferred lender familiar with our project and community-based financing options, making the process simple and seamless from pre-approval through closing.
There are several ways to become part of Terra Futura — even if you’re not planning to purchase a home right now.
Long-Term Rentals
Our community welcomes residents who wish to live at Terra Futura through long-term rentals. Renting allows people to experience life in the neighborhood, build relationships, and participate in community rhythms whether they are ready to buy or not.
We currently have two rental units on the property and expect to have more in the future, but no openings are available as of 2025. Investor-Owned Rentals
We also welcome values-aligned investors who wish to purchase a home in Terra Futura and offer it as a long-term rental. This helps keep the neighborhood accessible to people who want to live here while maintaining our shared commitments to regenerative living and community participation.
Other Ways to Participate
Beyond buying or renting, we’re exploring creative pathways for involvement — such as roommate arrangements, cooperative ownership models, and other shared-stewardship ideas. These are part of our collective experiment in shaping a more equitable and regenerative way of living together.
Our Home Owners Association (HOA), managed by all residents, is responsible for the upkeep of common areas, including water features. HOA fees cover maintenance costs, and the community collectively decides on any changes to the management of these spaces, ensuring resident input is valued. After much research, we chose a modified version of Sociocracy as our primary decision-making and meeting format, which is common among many eco-communities worldwide. Terra Futura is a blend of owners, renters, and co-op members, with each household having representation regardless of status. Some decisions, such as those affecting permanent property value, may be reserved for owners, while decisions regarding daily life at Terra Futura may be reserved for those living on-site.
At Terra Futura, our HOA is built on our values of interdependence and environmental resilience. By sharing resources, we reduce individual impact and enhance our collective abundance. Our HOA fees for duplex units cover common area expenses like insurance and property maintenance, as well as most utilities, including wireless fiber-speed internet, recycling, garbage, compost, highly filtered water, and city sewer. The only utility not covered is electricity, but with our net-zero-ready homes, adding solar panels could reduce your monthly energy bill to $0. This bundled approach means our HOA fees are nearly half of what a typical homeowner pays for separate utilities and property upkeep. Plus, they include full access to community amenities like the hot tub, sauna, gardens, and community house. Exact amounts will be finalized as we complete the first phase. The first two homes in Terra Futura were completed in the Autumn of 2024. As of Autumn 2025, the first 8 units in Firefly Bluff are under construction and will be ready for move-in by early Spring 2026. Maple Crescent units will follow within the year after Firefly Bluff.
Single-story homes are wonderful for many people — and Asheville has plenty of neighborhoods that focus on that style. But on this property, single-story designs would have taken up far more footprint. That would have meant:
• Fewer homes, which would push prices higher
• More pavement and larger setbacks, leaving less land for gardens and green space
• Fewer opportunities for clustered “pocket neighborhood” design and permaculture systems
Two-story duplexes allowed us to preserve land for community gardens, trails, and outdoor living, while keeping pricing more accessible and still paying fair wages and using non-toxic, energy-efficient materials. This choice supports our permaculture values: stacking functions, minimizing impact, and creating layered living spaces that feel human-scaled.

Simply Put:
If we’d built single-story homes, we’d have fewer homes, less green space, and higher prices. Two-story homes let us preserve green space, reduce environmental impact, and keep prices in reach for people seeking a sustainably built home in community.
Duplexes often get a bad rap, with images of thin walls or cookie-cutter developments. But for us, duplexes were the key to doing something very different. They allowed us to preserve green space for gardens, play areas, and outdoor living instead of pavement. We used an innovative North Carolina land condominium model that makes shared amenities and permaculture-based stormwater systems possible, instead of suburban cul-de-sac subdivisions. This approach keeps homes attainable without cutting corners on green materials or fair pay for local tradespeople. It also creates “missing middle” housing — the type Asheville needs but isn’t building enough of, balancing affordability and quality. Duplexes foster pocket neighborhood living: intimate clusters of homes where people can know each other, share spaces, and still retreat into quiet privacy. By clustering homes in duplexes, we kept more land open, reduced environmental impact, and built something truly unique for Asheville. Simply put, we didn’t build duplexes to save money — we built them to save space, create community, and make sustainable living attainable.
Our party walls are built far beyond standard code for a calm, private living experience. Each home has its own wall structure, separated by an air gap and filled with Rockwool Safe’n’Sound insulation. Both sides use resilient channels and ⅝” Type X drywall to reduce vibration, while the floors and attic are packed with mineral wool and cellulose to absorb sound from above and below.
The result is an STC rating around 55—well above code and quieter than most luxury condos or hotel rooms. In everyday life, you shouldn’t notice ordinary sounds like talking, TV, or music from next door—only deep bass at very high volume might register faintly.
And because most shared walls line up with hallways, closets, or stairways, that sense of privacy carries through the spaces where you live and rest.
Simply put:
A standard duplex — you hear your neighbor’s Netflix.
A Terra Futura home — you enjoy your own peace and playlist.
